    How does your flat-fee pricing work?

    We charge a simple $125 per month flat fee for full property management, and only when your property is occupied. Unlike traditional managers who charge 8-12% of rent, our fee stays the same whether your rent is $1,000 or $3,000.

    We provide property management services throughout the Greater Phoenix area, including Phoenix, Scottsdale, Tempe, Mesa, Chandler, Gilbert, Glendale, Peoria, and surrounding cities.

    How quickly can you get my property rented?

    Our professional marketing approach averages 30-45 days to lease properties. We use professional photography, strategic pricing, and list on 40+ rental platforms to maximize exposure.

    Fees & Pricing

    Are there any hidden fees?

    Absolutely not. Our $125 monthly fee covers all management services. The only additional costs are tenant placement ($599) and optional eviction protection ($19.99/month). We never mark up maintenance or charge surprise fees.

    What does the $599 tenant placement fee include?

    Tenant placement includes professional marketing, comprehensive screening (credit, background, employment verification), lease preparation, security deposit handling, and a 12 month guarantee.

    Do you mark up maintenance costs?

    Never. We coordinate maintenance at actual cost with no markups. This transparency can save landlords hundreds or thousands annually compared to companies that add 10-50% markups.

    How do I pay your management fee?

    Our $125 monthly fee is automatically deducted from your rental income before it's deposited to your account. If the property is vacant, you don't pay the monthly fee.

    Tenant Management

    How do you screen tenants?

    We conduct comprehensive screening including credit checks, criminal background checks, employment verification, income verification (minimum 3x rent), and previous landlord references. Only qualified applicants are approved.

    What happens if a tenant doesn't pay rent?

    We follow Arizona law for late fees and notices. Our team handles all communication and, if necessary, eviction proceedings. Optional eviction protection coverage is available for additional security.

    How do you handle tenant complaints and issues?

    We maintain 24/7 communication channels for tenants and address all concerns promptly. Our goal is to maintain positive tenant relationships while protecting your property investment.

    Can I approve or reject potential tenants?

    Yes, you have final approval on all tenant applications. We present qualified candidates with our recommendation, but the final decision is always yours. All decisions must comply with Fair Housing laws and cannot be based on protected characteristics such as race, color, religion, sex, national origin, familial status, or disability.

    Property Maintenance

    How do you handle maintenance requests?

    Tenants submit requests through our online portal. We evaluate each request, get quotes from our trusted contractor network, and handle coordination. Emergency maintenance is available 24/7.

    Do I need to approve all maintenance work?

    We get your approval for non-emergency repairs over $500. Emergency repairs (safety hazards, water leaks, etc.) are handled immediately and you're notified promptly.

    How do you ensure quality maintenance work?

    We work with licensed, insured contractors who we've vetted for quality and fair pricing. All work is documented with photos and receipts provided for your records.

    What qualifies as emergency maintenance?

    Emergencies include water leaks, electrical hazards, security issues, HVAC failures in extreme weather, and any safety hazards. Emergency maintenance is handled promptly.

    Financial Reporting

    When do I receive rental income?

    Rent is typically collected by the 5th of each month. After deducting our fee and any maintenance costs, funds are deposited to your account by the 20th of each month.

    What financial reports do you provide?

    You receive detailed monthly statements showing rent collected, expenses, repairs, and net income. Year-end tax documents and detailed expense categories are provided for easy tax preparation.

    How do I access my financial information?

    All financial information is available 24/7 through your owner portal. You can view payment history, maintenance records, and download reports anytime.

    How are security deposits handled?

    Security deposits are held in separate trust accounts as required by Arizona law. We handle all deposit accounting, deductions for damages, and return processing at lease end.
