Welcome to Stratton Vantage Property Management. We proudly manage a variety of rental properties including single-family homes, townhomes, condos, and select multifamily communities. The policies outlined below apply to most properties. However, some fees and terms may vary slightly based on the specific property. Any such variations will be clearly disclosed in the individual listing and lease agreement.
APPLICATION & PET SCREENING REQUIREMENTS
Application Requirement:
Each occupant 18 years of age or older must complete a separate online rental application. The application fee is $55 per adult applicant, and all fees are non-refundable.
PET SCREENING REQUIREMENT
Fees and pet policies may vary slightly between properties, especially between single-family homes and multifamily communities. Please refer to the specific listing or contact our office if you have questions about the applicable policies at a specific property.
We're committed to creating a welcoming environment for all residents—whether they have pets or assistive animals. To help ensure consistent understanding of our pet and animal-related policies, we use a third-party screening service. All applicants are required to complete a pet screening profile, even if you don't have a pet. This helps us maintain accurate records and ensures clarity and fairness for everyone.

PET POLICY OVERVIEW
Each property owner reserves the right to approve or deny pets based on the number, type, size, age, or breed of pet. Breed restrictions may apply and commonly include: Pit Bulls, German Shepherds, Rottweilers, Boxers, Doberman Pinschers, and Mastiffs. (These restrictions do not apply to assistive animals).
Our typical pet policy includes:
- A one-time non-refundable pet fee of $250 per pet
- Monthly pet rent of $60–$80 per pet, depending on the pet(s). Of this, $30 per month is allocated as a pet administrative fee
OCCUPANCY STANDARD
Our general occupancy guideline is no more than two persons per bedroom. However, specific properties may be subject to additional occupancy restrictions based on local ordinances or owner preferences. Please contact us if you have questions about how this applies to the property you're applying for.
IDENTIFICATION
Each applicant must provide a valid form of identification, proof of income, and rental or residency references as part of the application process. Applications are reviewed and considered once all documentation is received and earnest money is submitted. Please allow up to 3 business days for processing and verification after submission.
EARNEST MONEY DEPOSIT
Important: Earnest money deposit requirements may vary slightly for select multifamily apartment properties. Please see the specific listing or contact us with questions.
If you are approved to lease a property, an earnest money deposit equal to the security deposit amount will be required to hold the home for up to 30 days.
Please note: In addition to application fees, the earnest deposit becomes 100% non-refundable once received and will be applied toward your total move-in funds at the time of lease signing.
APPLICATION QUALIFICATION
Each applicant is evaluated based on the following four categories (Employment & Income, Residency History, Credit History, and Criminal Background.)
1. EMPLOYMENT & INCOME
- Applicants must demonstrate a gross monthly income of at least 3 times the monthly rent. Household income may be combined to meet this requirement.
- If employment income alone does not meet the criteria, applicants may provide documentation of consistent supplemental income (e.g., bank statements, savings, grants).
- Employment must be current, verifiable, and have a minimum 12-month history.
- Alternative income sources must also reflect consistent deposits over the past 12 months.
3. CREDIT HISTORY
A credit report will be obtained for each applicant. All credit profiles are reviewed individually, and while exceptions may be made, general guidelines include:

No recent or pending
- No bankruptcies within the past six (6) months or pending bankruptcy
- A FICO score of 600 or higher
- No history of rental collections
- No severely delinquent, past due, or active collections
If credit challenges exist, applicants may be required to have a qualified co-signer.
2. RESIDENCY HISTORY
We verify each applicant's rental/residence history. All living situations will be reviewed on a case-by-case basis, but general minimum guidelines include:
- At least one (1) year of verifiable rental or residence history
- No more than two (2) late rent payments in the past 12 months
- No more than one (1) returned payment (NSF) in the past 12 months
- No lease violations or non-compliance resulting in non-renewal or eviction
- No prior or pending evictions
- No outstanding rent or balances owed to a previous landlord
Employment Verification
We Verify:
- Current employment status and position
- Length of employment (minimum 3 months in current position preferred)
- Salary/hourly wage and consistency of income
- Employer contact information for direct verification
Self-Employed Applicants: We require 2 years of tax returns, recent bank statements, and may request CPA/accountant contact information.
4. CRIMINAL BACKGROUND
All applicants must meet our minimum criminal background requirements. While each application is reviewed on a case-by-case basis, the following general guidelines apply:
- Applicants who are registered sex offenders will be denied.
- Applicants must not have felony convictions within the past 10 years for violent crimes against persons or property. This includes but is not limited to: murder, arson, kidnapping, assault, robbery, burglary, terrorism, or any offense involving the manufacturing or distribution of illegal drugs.
- All other felony convictions must be at least 5 years old.
- Drug- or alcohol-related convictions involving possession only, and where no one was permanently injured or killed, must be at least 2 years old.
- All felony sentences must have been successfully completed at least 2 years prior to applying, with no new criminal activity during that time.
- Applicants with outstanding warrants or pending criminal charges will not qualify.
Applicants may submit additional information related to a past conviction, arrest, or warrant for further review. Management evaluates each submission individually, and final decisions are made at Management's sole discretion.
If an applicant does not meet one or more of the four screening categories (Employment & Income, Residency, Credit, Criminal Background), they may still qualify by paying an increased security deposit (up to but not exceeding 1.5x monthly rent), and/or securing a qualified co-signer who meets all screening requirements.
Co-Signers and Guarantors
Applicants who do not meet income or credit requirements may qualify with an approved co-signer or guarantor.
Co-Signer Requirements:
- Must meet all income and credit requirements independently
- Income requirement: 4x monthly rent (combined with applicant)
- Credit score of 680 or higher
- Subject to same background screening as primary applicant
- Legally responsible for full lease obligations
- Must complete separate application and pay $55 fee
Tip: Co-signers can be parents, relatives, or friends who want to help you qualify. They do not need to reside in Arizona.
INITIAL MOVE-IN COSTS

- Security Deposit: 1.25x–1.5x monthly rent (75% may be refundable)
- First Month's Rent + 4.4% admin fee + $49.95 Resident Benefits Package setup fee
- $225 lease preparation fee
- *Pets: If applicable, $250 non-refundable pet fee per pet + first month's pet rent ($60–$80 per pet, includes $30 pet admin fee). Some breed restrictions apply. Does not apply to Assistive Animals
RECURRING MONTHLY COSTS

RESIDENT BENEFIT PACKAGE DETAILS

The Stratton Vantage Resident Benefits Package delivers savings and convenient, professional services that make taking care of your home second nature at a cost of $49.95 per month, payable with Rent. Tenant and Landlord mutually agree that the Resident Benefits Package is defined as follows and variations of inclusions may exist due to property specifications.
RENTERS INSURANCE REQUIREMENTS & OPTIONS:
The Landlord requires Tenant to obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and maintain such coverage throughout the entire term of the lease agreement. Tenant must furnish Landlord with evidence of the required insurance before occupancy, at the time of each lease renewal period, and upon request. To satisfy the Landlord's insurance requirement, Tenant may either:
OPTION 1: DO NOTHING
No further action is required. Tenants will be automatically enrolled in an insurance policy as part of the Resident Benefits Package. Coverage will begin on the effective date of Tenant's lease and continue throughout the lease term.

- $10,000 of personal contents coverage
- Monthly cost: $10.95
- This is included in The Resident Benefit Package monthly cost of $49.95
OPTION 2: OPT OUT & PURCHASE AN ALTERNATIVE POLICY ON YOUR OWN
Tenant must purchase and maintain a policy that satisfies the landlord's insurance requirement. Under this option, tenants are responsible to pay premiums directly to their selected insurance provider. The Resident Benefits Package monthly amount will be adjusted from $49.95 to $39.00 per month.
If the tenant's policy is terminated or lapses, the tenant will be subject to a lease violation fee in the amount of $100 and agrees to be subsequently enrolled into the policy referenced in Option 1, above, at which point the Resident Benefits Package monthly rate will be $49.95 per month.
POLICY MUST MEET THE FOLLOWING CRITERIA:
- Must be purchased from an A-rated carrier
- Must meet or exceed the required $100,000 in property damage and legal liability
- Must list Stratton Vantage Property Management LLC as additional interest

- 12-month lease minimum; longer terms may be negotiable.
